  1. Oh that poor house! I have worked on houses that have been converted to apartments before but even I would not know where to start. But I hope someone can bring it back to its glory days!

    If someone buys the house the first thing to do it to go down to the County courthouse to property appraisals and make sure it does not continue to be taxed at the $165k level. There’s over 4 acres here, a big, big, plus. (horses, anyone?) While I don’t often feel its necessary, this would be one to gut the interior so that nothing modern remains. With appropriate late Victorian salvaged mantels, millwork, hardware, etc. it would be easy to take this one back to its original era. The intact front facade is utterly amazing! The chain link fence would have to be replaced with white picket; the ham radio tower removed (good scrap value!) and some decent landscaping put in. A proper period Queen Anne style entry door would be needed and the house painted in historic colors. Presto! for an investment of around $100k you could have a nice reconstructed period home. If you don’t need the land, I’d almost bet post-restoration you could get almost enoughselling it to cover the restoration/renovation costs. The large style-less garage also needs a period facelift. All-in-all, I’m not “creative” enough to put a c. 1970 interior into an original house like this (as has been done here) but I could easily put back in a c. 1900 interior using appropriate period salvage items. I’m still going back and looking at the original exterior in total disbelief….unreal!

    Post Script: After taking the “streetview” tour I realize now that the land is probably not worth a whole lot as nearly every home on this street sits on an expansive lot. However, the adjacent neighborhood looks decent and remains totally residential. There’s even a new house under construction about a block away in the streetview. Some other historic homes as well (some modernized and vinyl sided) but it seems Historic Preservation is not yet very well understood there. This house and property would be a great opportunity for someone to show how to do it right. (I can see a preservation-award-in-waiting) The downtown is a short distance behind the property and is typical Southern: it is built on and along both sides of a railroad line which was once the lifeblood of the community-interestingly, the old historic depot survives and overall the town has a “Mayberry” feel to it. Looking at views of both sides of the historic home I still cannot get over how original it appears; not a penny was spent on “upgrading” the exterior, thankfully. In the right hands, this could be a restored/reconstructed historic gem. A Vets. Admin. foreclosure as well so usually quite easy to buy. But you’ve got to like small-town, rural Georgia!

    Poor house! What a lovely facade, but has been completely remuddled inside. I feel sorry for it and hope someone can bring it back to its original state.

    Wow, I saw the photos (link here, now I understand why the agent took the shots they did, it does need a lot of work! But still, I see so much potential, even if one had to totally gut the place to get it back in shape. And if it does come with the other house, with bit of work on that one, it could be rented out again. With the backstory, I like it even more now! Thanks for the pics and extra info.

    For purposes of further thought, this is shown on Trulia as having sold for $25,000 — more than the asking price. Probably that involved some basic repairs.

    I hope whoever bought these three houses treats ’em well.

    I really like the street view of this home, and would certainly repaint it white, however, everything beyond the façade is a different matter. The first thing I would do is remove the ‘growths’ on the back; they almost look cancerous. Just looking at the aerial view of the home you can see it looks huge in comparison with its neighbours, although it would appear that there is an addition to the home that was added not long after the home was first built, so I would keep it. I would certainly remove the majority of the extensions to the rear though, and then I would gut anything that wasn’t original or one of those darling bathrooms from the rest of the house. Then it would be time for a trip to some reclamation yards.
    Small town living is my dream, and so it would be quite interesting talking to some of the locals about the history of the house; some of them can probably remember some of those extensions going up, and would probably be happy to see them come back down again. This house has the potential to be a real dream home, maybe even with a white picket fence too!
