Sonora Rd, Saint Mary's, Nova Scotia B0J 3C0

St. Mary's Church --Cottage is located on a unique peninsula along the scenic Eastern Shore at the mouth of one of the best salmon rivers in Nova Scotia, the St. Mary's River. This church was moved into a new and very spacious development, which is located on a ragged peninsula pointing into a long natural harbor along the picturesque shoreline of the Atlantic. The property is less than 10 minutes away from popular Historic Village Sherbrooke, appr. 40 minutes away from the well known University Town of Antigonish (St. Francis Xavier University) and 2.5 hours away from Halifax and the Intl. Airport.

Imagine yourself living in this beautiful and spacious church building with spectacular views over the water. The church is over 100 years old with lots of character, high ceiling, and old hardwood floor. Wooden siding runs along all walls and the ceiling providing patina and a unique character. Breathtaking scenery both inside and out, with original stained glass windows casting brilliant hues of color along the walls of rich natural wood. Let your creativity blossom through this unique space of endless possibilities.

A fully insulated walk-out basement was only built in 2012 and can be used for bedrooms, rec-room etc. Kitchen, bathroom, dining room and living room would make a perfect setting as open concept on the main floor. A loft could easily be added and additional rooms including extra bathroom/ bedrooms can go in the walk-out basement overlooking the water of St. Mary's River / Bay.

The dimensions of the church are 37' x 21 with a attached vestry (can be used as entrance / porch) 10' x 7'. The total area of the main floor is 849 sqf with a full walk out basement and the potential to add a second floor.

The building is in very good and sound condition. Work is required to turn it into a cottage / studio. etc. We've only recently moved the church to this marvelous spot on our St. Mary's Peninsula development. The church nestles on top of a hill with great panoramic views. This large 4.2 ac property provides appr. 700 feet of waterfront along a very private cove. It is shown as lot# 4 of this unique development. St. Mary's Peninsula is a quiet and peaceful subdivision with 12 secluded waterfront lots along a sheltered peninsula. Unique shoreline with little coves and points along the water and gently sloping hills with woods and meadows are the outstanding characteristics of this land.

A main access road and power line connects to each lot. The first home is complete.

St. Mary's Peninsula connects a famous fishing river with the stunning Atlantic Ocean. Therefore it is a true paradise for all kinds of activities in- and on the water like canoeing, sailing, boating, fishing, diving etc. Seals swim upstream along the property trying to catch salmon, trout and other fish while herons stand close to the shoreline waiting for their share and bald eagles observe the waters from above. Local fishermen set lobster traps each year in May and June off the nearby Sonora wharf.
800 Sq Ft 4.2 Ac.
