    Is there a mistake on the price, or is something wrong with this house? I love the woodwork, especially the bannister spindles, and the built ins. My little ranch is 1300 sq ft-this looks so much bigger than 1600 sq ft. Anyone think thats a mistake, or do I have a rotten sense of porportion? I’d snap this house up, if the listed price is correct.

  2. Looks larger than 1600sf from the outside. Wonder if that bath with the laundry in it is the only bathroom.

    I think if you mentally strip away the porch you’ll see you’re left with a pretty small space. This house is very very similar to the one I grew up in which had just 1 1/2 baths and was only 1500 sq. feet.

    Square footage “looks” can be deceiving; then again, not all agents are math whizzes. Best to have accurately measured room dimensions to arrive at a reliable figure. Keep in mind that unfinished areas (like attics or basements) are not included in the square footage calculations. Same for porches unless they are enclosed as living spaces. I believe this house has the potential to be transformed into a lovely period home so I hope if the current pending goes through that the next owners aren’t buying it as a flip. Occasionally, a flipped house has been sensitively updated and retains its period charm but its far more common to see house flips that removed most of what made the old house charming in the first place. This house has a high level of integrity in its period details. I wish the next owners the best and hope they can see the possibilities in this house that I see.
