408 Greenfield Rd, Deerfield, MA 01342

Buyer financing fell through. This property has a newer boiler, water heater, and updated electric. It also has town water. The boiler is set up for 3 zone heat. It is also one of the oldest houses in Deerfield. A burst pipe over the winter resulted in refinished floors on the first floor and the kitchen, which is currently located on the second floor. An unfinished workshop area on the first floor would be a great space for a new kitchen, the workshop being one of two rooms on the first floor with new sheetrock. There is also a large unfinished space above the garage. The successful buyer will have either cash or a conventional rehab loan, as it needs a new septic system. And approved septic design for a raised system behind the house is in hand, along with an estimate for $31K from one contractor. List price plus septic cost is nearly $100K below the assessed value!
