Fantastic opportunity for a traditional 19th century village home in the quaint downtown section of Plainfield. Located right on the Winooski river (out of floodplain) it features a nice garden area and you can toss a line into the river or drop your canoe directly from your backyard! The home is in generally good condition with updates including replacement windows, roof, plumping, mechanicals, interior paint and siding where needed. Appears to be move in ready. Home was winterized for approximately 2 years but all mechanicals were working before the service which include air blowing all plumbing. Seller will de-winterize for inspection with an acceptable contract. Great for an investor, contractors or those handy in working and keeping an older home in shape. Attached storage barn is in need of substantial repair or removal and seller is willing to be creative in a solution. 0ver 2,000 sqft of living space, 3 bedrooms, 2 baths, woodstove and traditional layout. Great built-ins with traditional corner and eave closest. Mostly painted wood floors with vinyl in the kitchen and baths. This beautiful .25 acre lot is conveniently located just feet from the Town Hall, Plainfield Co-op, Community Center and the Hall Opera House. Within immediately walking distance to several restaurants and shops in the Plainfield area and just 15 minutes from the I89 Montpelier exit! Likely will not qualify for FHA or USDA because of barn. Cash, conventional or re-hab loans likely.

What a great property! I am particularly fond of the pantry; too bad the rest of the kitchen isn’t in similar un-updated condition, but I actually kind of like the funky blue and white tiled bathroom with the sloped ceiling. I would buy this place in a heartbeat!

Very nice. Whoever built this house appreciated the value of a proper bay window. The side one is even bigger than the front.

I was very surprised how nice this house is. The street view didn’t really speak to me, but it surprised me.

Those wide board floors! Wow! I really like this place –
