This is a really cool little house. Would take profession help in restoration, but you would have a one of a kind residence.

If this property makes it past a commercial developer’s wreaking ball, it will be a minor miracle. Wondering if the “manditory documents” are financial or historical in nature. Would be interesting to see old pictures, know the history and historical value and understand costs involved for this locality if serious about buying for restoration. Some serious privacy and sound deflecting landscaping would be involved if it’s to be a home and whether there are regulations on the use of water to get that established. And if there are local craftspersons available for this task. Poor poor old thing.

Its most likely a waiver and release of liability / indemnity type of form due to the property condition presenting safety issues. Sometimes they will also want proof of funds before showing to limit people viewing the properties. Its not too uncommon, there are hazards that go with entering a property in this condition, and there are some people who will just want to view it for the fun of exploring it. This place will be awesome if it can find the right hands, love those round beams and the stone work.

This looks like one of those properties from HGTV where they find a hidden gem that they can create their own vision. It would take a bit of time and money but could eventually become a paradise home. Good luck to the buyer.
