204 Ashokan Rd, Kingston, NY - $695,000
OHD Note: On 19.2 acres.
Ripe for Re-invention... Antique Dutch Stone Colonial awaits the vision of its next caregiver. With acreage, frontage on major flowing water (Stony Creek) multiple old fireplaces (not currently serviceable) wide board floors, large beams and a scale not often found, this house surely fits the bill for those awaiting a home to create in their personal style. Sited diagonally, on a corner parcel, it features rather heavy landscaping in the front yard and thus offers privacy within the yards during the seasons one is apt to be outdoors, and a setting that certainly enhances its "Charm" factor. With a Cedar shake roof, historically correct shed dormers front and rear (with standing seam metal front edges) handsomely re-pointed exterior stonework, bluestone walkway and a fenced in yard...its pretty as a picture. The creek will certainly knock your socks off. It could be spectacular with landscape design in the rear yard enhancing Mother Nature's bounty. All we think the house needs added outside is a roomy rear deck, off the main floor living room, and some expansive exterior doors to bring the outside world indoors. And, of course, we would improve the open, though covered porch on the ground level, making it a screened room for summer's balmy weather. Imagine the view of the rushing creek, and its sounds filling the indoors with those doors open to the main level. Totally enchanting possibilities and little to no distraction from the country roads outside. The upstairs is currently configured as 4 bedrooms plus walk-through spaces, with two staircases (one to the kitchen) and a pull-down stair to the large attic. This layout could easily be re-thought for a more 21st century flow pattern and additional bathroom(s). Additional land and a very large barn are available across Ashokan Road for added price. Please discuss these options with the seller's agent for clarity.

Haven’t forgotten about samplers, just still in a meh mood. 🙂

I loved the Philadelphia stone home but my favorite is the c. 1820 school in Lyme. It’s got a romantic quality to it, like living there would make life a little sweeter.

I grew up in East Lyme (bordering town) and, while looking at those pictures, I could smell the scent of the SE CT summer!

That Kingston house looks so interesting from the outside! But then the interior photos are disappointing, because there are many close-ups of details but you don’t get a bigger-picture sense of the rooms.

The property on Ashokan Road at Lomontville, near Kingston, descended through the families of Melchior Keator (Dutch), William Nottingham (English) and Matthys Ten Eyck (German), all settlers of the fertile Esopus Valley in the 1670’s. The house was probably built in the mid-1700’s although documentation is lacking, not uncommon with the dozens of old stone dwellings in the area.
Despite some renovations over the years, the house retains an ancient appearance that hasn’t changed much in my lifetime. “Re-invention” and “21st century flow pattern” are neither required or desirable for a home like this, which wears its history proudly and deserves respect.

I worked on another stone house that sat on the hill above this one years ago. It was a small farmhouse that we bought from an estate of the Murdock family that built it 6 generations earlier. We just cleaned it up and repaired the roof to keep it dry for new owners. It was sold and rebuilt as a getaway for city folks in 1970’s style, which bothered me at the time. The family ghosts must have taken offense also; the house burned soon after and only the foundation remains.

    1988 Fake Greek Revival!

I can sympathize with the Murdock spirits, Jim. While looking at the photos of the Kingston house I kept thinking how little I’d want to do to it. Its antiquity practically speaks.

The former schoolhouse in Lyme is as charming as everybody else said, somehow graceful and inviting, though it looks to retain little of a schoolhouse. Very pleasent place, though, and Lyme equally so.

The Philadelphia place has all the good things of the early-mid-century. Well designed and well built and easy to live in. One of my favorite type of houses.
