A 3 year complete restoration, retains the Victorian ‘Painted Lady’ look. 5 bedroom 3/2 bathroom, and 4,000 sq. ft. The house has 3 sets of large pocket doors which, when open, reveal an open modern floor plan. It retains the original 6” trim, 10” baseboards, 9 stained glass windows, original hardware, and modern colors that add to its open feel. The kitchen has all the features of a ‘gourmet’ kitchen, but retains the Victorian features of a farmhouse sink, a large movable Victorian style table, and a tin ceiling. Carpeted ‘Harry Potter’ room under the stairs. The house won the 2017 River Forest Historic Home Preservation Award.

Some History: …. In 1932 Hoover’s G Men found the calling card of a priest on the back seat of a car that had been abandoned by the gangster Baby Face Nelson. They tracked down the priest, who happened to be visiting Mr. Ryan. They had both been childhood friends of Nelson. An interesting conversation must have taken place in the front parlor when Mr. Ryan and the priest were questioned by Hoover’s agents. Prohibition liquor was probably purchased from the house at the back of this house which was a ‘blind pig’, a private speakeasy, that ran a numbers racket. The Ryan’s liquor was hidden in the newel post at the bottom of the stairs in the front hall. The knob was removable.

The Restoration: Exterior wood was stripped and restored • All windows have been restored and 85% converted to double pane glass with vinyl or aluminum tracks • Roof stripped and replaced • Wood floors throughout were repaired, and refinished, or replaced • All interior woodwork was stripped and restored • Doors throughout were restored or replaced with matching 5-panel doors and hardware • Master bathroom added • Family bathroom was re-built with Victorian theme • Adjustable Closetmaid shelves installed in all closets • 3rd floor bedroom , large office/playroom • 3rd floor full bathroom • 3 Zone Central heating and AC • 200-amp electrical service • All wiring has been replaced, 98% installed in conduit • High efficiency boiler/hot water heater • Smoke and CO2 detectors hardwired and linked • All plumbing was replaced with copper or PVC • Drain tile and sump pumps • New copper 1.5” water service • Foundation walls were tuck pointed in 2005 • Chimneys were re-built in 1997 two fireplaces were rebuilt and chimneys were lined • Front porch with virgin redwood trim replaced in 1992 and south porch replaced in 2017 • Sun room and rear porch were added in 2014 • New, historically appropriate tile installed in entry and sun room • Basement floor re-poured and sealed • 300-bottle, glass enclosed insulated wine cellar • All walls and ceilings have been insulated where possible to current codes • New cedar fence • New brick driveway • Original well water pump was reinstalled • 2-car garage built to architecturally match the house in 2015. The Location: The house is in the historically and architecturally significant suburb of River Forest, with state A+ rated schools, easy 20-25 minute commute by CTA or Metra to downtown Chicago, and 25 minutes to airports. The house is in a very child friendly neighborhood with 25 children living on this block.

    I love the sunny pictures on this one. Perfect showing of the many and varied stained glass windows. I would like to see the carriage house, it’s gorgeous as well!

      I often gripe about terrible realtor photos. This is an example of outstanding work photographing and presenting the house.

      I knew instantly that this was Chicago, and would have guessed Oak Park, which is right next to River Forest, but what intrigues me is why, because I can’t quite parse what it is that makes this a particularly Chicago suburb Victorian.

    The house is fantastic but gotta say that is the least-scary, half-finished basement in an old house I’ve ever seen. The area is full of cool old houses.     Know the house well as I grew up about 5 blocks from here,but on the OTHER (read-poor) side of the river. I went to grade school in Forest Park so I got to see this house daily.

    I come from a part of the country that isn’t real big on basements, so they generally creep me out a little, but this one…. I would love to spend some time down there at night, relaxing on the couch with a good book and a glass of wine from my own miniature wine store. Would be a good way to feel like you’re away from the world.

      Allyson, your comment has been very helpful, the majority of the potential buyers and also the majority of the real estate agents think the external color should be the current ‘in’ color, light grey. This is a painted lady and we will not give a discount to cover the cost of repainting. What is your background that you made the comment that you were fond of the exterior colors.
