20 Comments on Colonial Revival – Paxton, IL (George F. Barber) – $127,500

  1. The listing agent would have done well to have taken the pictures with incandescent interior light using a tripod. The available light from the windows just seems SO dreary. Beautiful house, an easy commute to Champagne Urbana, An easy mortgage, What’s not to like?
An interesting transition away from Queen Anne with a four square feel mingled with Greek revival.

  2. Really nice. I like the carpets, but think wood floors would make the interior more cohernet. Wish there were a full photo of the stair case

  3. Looks like it was last done in the 1980’s based on wallpaper and carpet. Removal of that will vastly improve the feel of the house. Looks like a lot of house for the money just need redecorating and that’s easy to do.

  4. I really love the stained glass at the entry foyer as well as the windows on the stairs!

    • I’m on a corner lot and the amount of snow shoveling I do is prohibitive.
I’m in metro Denver, and wonder what this area’s snowfall is and laws regarding time-frame on required shoveling.

  5. Paxton is a nice, quiet little town between Kankakee and Champaign right off of 57. There are many intact old houses there that have listed for well over $225K, so this is a bargain. It has some great details like the stained glass and natural woodwork. I see a lot of work going into kitchen and bathroom(s) and let’s have a carpeting rip-up party!

  6. This is a very nice home! I’m surprised how much house you get for the price! Though it does need redecorating in a design plan this could be a beautiful home well valued over $130,00

  7. Paxton does, as Chris noted, have a number of George F. Barber designed houses. Overall, the old architecture in this smaller town is remarkable considering its size. The rather sluggish local economy and higher Illinois taxes keep property prices relatively low. Seems like a fine old house for the money.

  8. The porch is going to need a little work. It is missing a column on the right side completely and as well the one next to it is missing the capital. The banister above could also use a bit of work on the same end. It is probably not that bad; price wise to fix unless the porch and decking above has rotted completely. The rest of the house is great and those windows!!
